One property record, from opportunity to handover.
PM-Ops is Property Momentum's proprietary delivery platform. It connects sourcing, appraisal, approvals, due diligence, legal progress, refurbishment, compliance and handover around a common property record, helping our teams manage complex housing programmes with clearer information and accountability.
Why we built it
Property delivery creates complexity. The software helps us control it.
Housing programmes generate information across market opportunities, financial appraisals, surveys, approvals, legal work, refurbishment and compliance. When those stages are managed through separate spreadsheets, inboxes and portals, the underlying property record can fragment.
We built PM-Ops around our own delivery model so that information captured at one stage can remain useful at the next. It does not remove the need for experienced people or professional judgement. It gives them a clearer operational record to work from.

The property moves. Its history moves with it.
The record develops as a candidate becomes an acquisition, a project and ultimately a completed home. That continuity helps reduce the loss of context between acquisition, professional teams and delivery.
Opportunity
Property information and initial programme fit.
Appraisal
Acquisition economics, budget and financial assumptions.
Due diligence
Surveys, documents, property information and identified actions.
Approvals
Relevant internal and external decisions recorded against the transaction.
Legal
Enquiries, documentation, milestones and transaction progress.
Works
Approved scope, budget, delivery progress and variations.
Compliance
Required evidence, certification and outstanding actions.
Handover
A structured record of the property delivered.
Built around delivery, not software for software's sake.
PM-Ops is the operating layer behind our housing delivery model. Its value is in helping our teams apply programme requirements consistently and keep commercial, property and workflow information connected.
Built around the programme
Each programme starts with its own geography, property requirements, capital limits, rental assumptions and approval process. PM-Ops keeps those requirements close to the properties being assessed rather than leaving the brief behind in a separate document.
Screen opportunities consistently
Available opportunities can be reviewed against programme requirements, including location, property characteristics and commercial parameters, helping our acquisition teams focus attention on candidates worth progressing.
Appraise before committing
Purchase price, acquisition costs, rental assumptions and anticipated works can be considered together. Technology supports the appraisal; our team remains responsible for the recommendation and the judgement behind it.
Carry the budget into delivery
The commercial assumptions behind an acquisition remain visible as the property moves into works, allowing approved budgets, commitments, forecasts and actual expenditure to be compared rather than reconstructed later.
Control approvals and actions
Council, investor, legal, financial and delivery decisions can be recorded against the relevant property, with role-appropriate access for the people involved in the programme.
Keep the evidence with the property
Property information, floor plans, surveys, documents, costs, compliance evidence and workflow history sit around a common record, reducing information loss as responsibility moves between teams.
Programme visibility
From portfolio position to the detail behind it.
Managing one property is relatively straightforward. Managing tens or hundreds at different stages is not. PM-Ops is designed to let our teams move from the programme position to the property, then into the costs, documents, actions and decisions that explain it.

Better information does not replace accountability.
Property transactions still depend on experienced people. PM-Ops is designed to connect their work, not substitute for it.
One underlying record
Different teams can work on the same property without maintaining competing versions of its commercial and delivery position.
A traceable history
Changes and workflow actions are retained so the current position can be understood in the context of how it was reached.
Technology supports judgement
PM-Ops helps structure information and workflow. Surveyors, solicitors, clients, investors and delivery teams remain accountable for the professional and commercial decisions they make.
Information and automation
Use technology where it improves the workflow.
Housing programmes generate floor plans, surveys, schedules, certificates, photographs, financial information and legal documents. PM-Ops is being developed to make more of that information usable as structured property data rather than treating every item as an isolated file.
We use automation where it can reduce administration, surface information or prepare work for review. Decisions requiring professional, legal or commercial judgement remain with the appropriate person.
Built to be trusted with your data.
PM-Ops holds client and programme data, so it is run to the standard every client expects, whether you are a council, an investor or a hotel operator.
Hosted in the UK
PM-Ops and its data are hosted in the United Kingdom.
Backed up hourly
Data is backed up every hour, so a restore point is never more than an hour old.
Multi-factor authentication
MFA is in place on user accounts, alongside role-based access so each user sees their part and nothing else.
Monthly human-led testing
Coverage and pipeline testing is carried out by people, not just tooling, every month.
Weekly penetration testing
Agentic penetration testing runs weekly against the platform.
UK GDPR
Personal data is processed in accordance with UK GDPR and the Data Protection Act 2018.
The software develops with the delivery model.
PM-Ops was built around our own operations rather than as generic property software. When we find recurring administration, fragmented information or a delivery problem that can be controlled better, we look at whether the platform should solve it. We do not claim technology removes the complexity from property delivery. We use it to manage that complexity better.
