Advisory and development

Better property decisions before the cost is committed.

We support clients with feasibility, acquisition appraisal, technical due diligence, cost planning, programme mobilisation and development management. Our role is to identify risk early, build a deliverable plan and remain accountable for turning that plan into a completed asset.

01

Feasibility and appraisal

We assess whether a property, portfolio or programme is viable before significant time and capital are committed.

  • Acquisition criteria
  • Planning and title considerations
  • Initial construction scope
  • All-in cost appraisal
  • Delivery programme
  • Funding and grant considerations
  • Key risks and dependencies
02

Technical due diligence

We coordinate and interpret the technical information required to make an informed property decision.

  • Surveys
  • Planning review
  • Title-risk coordination
  • Compliance considerations
  • Schedule of Works
  • Condition and defect assessment
  • Refurbishment requirements
  • Initial programme and cost
03

Programme mobilisation

We establish the controls required before delivery begins.

  • Governance
  • Roles and responsibilities
  • Approval thresholds
  • Reporting
  • Procurement
  • Delivery programme
  • Risk management
  • PM-Ops configuration
04

Development management

We coordinate the professional team, programme, commercial position and delivery process on behalf of the client. Our role can continue from initial feasibility through construction, handover and aftercare.

We lead the programme and coordinate the appointed professional team. Regulated or specialist services, including architecture, structural engineering, planning consultancy, cost consultancy and legal advice, are provided by appropriately qualified advisers appointed directly or through the client-agreed team.

Example outputs

Documents you can act on.

Advisory work produces documents you can act on, not opinions. Typical outputs across an appointment:

  • Feasibility report
  • All-in cost appraisal
  • Initial risk register
  • Acquisition recommendation
  • Development programme
  • Procurement plan
  • Governance and approval matrix
  • Monthly development report
Programme mobilisation

Local-authority acquisition programme mobilisation

Before property sourcing began: acquisition criteria defined against the client's cost, location and EPC targets, governance and approval thresholds established, the appraisal model configured in PM-Ops and client reporting implemented. The same controls then ran the programme through acquisition, refurbishment and handover.

From advice to delivery

The plan does not get handed to someone else.

Because the group also acquires, builds and maintains, the advice is written by people who will be accountable for delivering it. Fewer gaps, clearer accountability, better visibility.

Tell us what you are weighing up: the property, the portfolio or the programme. We will tell you what we would need to assess it properly and what that work costs.
