Repairs and maintenance

For managing agents, operators and owners who need things fixed and kept compliant.

Planned and reactive maintenance

Defects acknowledged and attended within 2 working days. Where immediate rectification is not possible, you receive a documented action and completion date. A point of contact is available whenever operatives are on site.

Mechanical and electrical

Gas works by Gas Safe registered engineers and electrical works by NICEIC approved contractors, appointed and audited by us, with certificates logged in the software and expiry flagged automatically.

Fire safety and compliance

Fire risk assessment actions, compliance works and certification, delivered under CDM 2015 with project-stage risk assessments and hot-work permits.

Refurbishment and projects

For portfolios, conversions and capital works with a programme to hit.

Refurbishment and voids

Full and partial refurbishments to a fixed schedule of rates, with a 3D scan on completion producing measured floorplans, an inventory and a walkthrough video.

Structural and construction works through the same directly employed core team, with specialist subcontract where the trade demands it.

HMO conversionLewisham

From auction dilapidation to a fully occupied HMO in four months.

Our client acquired this heavily dilapidated property at auction. A significant guano infestation meant the building required immediate intervention, so the first priority was making the asset safe, secure and ready for construction.

We then delivered a full HMO conversion, including rear, side-return and loft extensions, with the property refurbished and configured to meet Building Regulations, HMO licensing standards and the client's operational requirements.

Changing rooms refurbished inside a live hotel, without taking them offline.

We delivered the alteration and refurbishment of changing-room facilities within a live prime London hotel, with the works phased so the facilities remained available to guests throughout the programme.

That demanded detailed planning, daily coordination with the hotel's operational team, and strict control of noise, access and working areas. The project completed on programme with minimal disruption to guests and a high level of client satisfaction.

  • A directly managed core workforce, supplemented by verified specialist subcontractors where certification, location or programme demands it
  • Schedule of rates fixed per line item and reviewed quarterly, not repriced mid-job
  • Weekly site audits by the site manager or the Delivery Director
  • Long-warranty materials as standard, such as boilers with 10-year warranties
  • Operatives carry a Code of Conduct: professionalism, courtesy and respect for residents
  • Standard hours Monday to Friday 08:00-18:00, with out-of-hours contact whenever a site is live
  • Nationwide delivery, with completed projects as far north as Edinburgh
